Written by Ayushi, a frequent traveller who’s stayed in multiple places across Tbilisi, while exploring the city
Finding a truly special place to stay in Tbilisi isn’t about chasing the biggest brand. It’s about discovering intimate townhouses in Sololaki, wine-scented salons along the river, and small guesthouses with quietly polished service. These are the places design lovers and returning visitors whisper about to their friends.
If you want warmth and character over uniformity, this list is for you. Every pick sits in or next to the historic centre (Sololaki, Old Town, Avlabari), is walkable to cafés and sights, and has consistently strong guest feedback.
One thing I appreciate having stayed in Tbilisi is that is not overloaded with large touristy, commecial chain hotels, in fact there are plenty of cool boutique hotels and hidden gems spots to stay at! Part of the reason I chose to split my stay in Tbilisi across two different hotels in different parts of the city.

Tbilisi Hidden-Gem Boutique: What It Means Here
A hidden-gem boutique in this guide is a small, design-forward hotel or guesthouse in or near Old Tbilisi that balances charm with practical comforts.
What makes the cut
Compact boutique stays close enough to walk to what you’ll actually use—coffee, dinner, the metro. Reviews are solid, and there’s something that makes the place worth choosing (a small courtyard, a proper balcony room, or a well-run wine bar).

I’d pick a larger room at Vinotel because the high celings and vintage details really add to the atmosphere.

Best Areas to Stay in Tbilisi for Boutique Hotels (Map + Tips)
Sololaki’s lanes are atmospheric by day and calm at night; Avlabari’s riverside delivers pretty views and quick taxi access; the Liberty Square edge keeps you close to the metro and shops.
Cheesy as it is, I am a sunset chaser when I travel, so depending on the time of year you visit, I would recommend time dinner in Sololaki post sunset, and saving that sunset glow to wander the streets around this area. Post dinner you can walk back along the brighter streets via Liberty Square because the lighting there feels friendlier after dark.

How to Book Boutique Hotels in Tbilisi With Confidence
- Book flexible rates early; the smallest, prettiest rooms are limited.
- Check room codes for balconies or larger categories before paying.
- Ask about floor level and lift access in heritage properties.
- Look for 24-hour desk or clear late check-in instructions.
- Scan recent reviews for notes on noise, lighting and water pressure.
- Confirm breakfast timing if you plan early tours or flights.
I made this mistake once of not realising I had booked a room on the 4th floor in a hotel with no working elevator, while traveling with a large suitcase! I Now I make sure to always double check for elevators and or/ floor levels at the least, espescially when booking smaller boutique hotels.
FAQs: Boutique Hotels & Guesthouses in Tbilisi
Is Sololaki a good area for boutique hotels
Yes. Sololaki is the city’s heritage townhouse district, with quiet lanes, cafés and short walks to the baths and Narikala. It’s ideal if you want character over big-hotel bustle. See [LINK → Old Tbilisi Guesthouses (MICRO 5)] for more options inside the historic grid.
Do boutique hotels in Tbilisi have balconies
Many do, but balcony categories are limited. Book early and request named categories at properties like Kisi and Sandali. If you prefer rooftops to balconies, browse [LINK → Tbilisi hotels with rooftop views (MICRO 6)].
Are hidden-gem boutiques suitable for late-night arrivals
Generally yes if they publish 24/7 desk or clear late check-in instructions. If in doubt, message the property before booking or choose a place with round-the-clock reception.
I’ve arrived close to midnight in Sololaki and had keys waiting at the desk; messaging ahead made it smooth.
If I were booking tonight, I’d go for Communal in Sololaki for the townhouse feel, but I’d switch to Kisi if a balcony is available.
